The Annualised 40-Year Stock Condition Cost report compares forecast maintenance expenditure across all Housing Groups within your organisation. It includes Asset Management costs associated with both properties and blocks.
Note: This report is available only when the optional Asset Management module has been enabled for your Affinity account.
For each Housing Group, the report displays:
- Number of properties
- Annualised Planned Maintenance cost
- Annualised Compliance Maintenance cost
- Total Annualised Stock Condition cost
Each annualised figure is a 40-year annual average. It is calculated by adding the relevant forecast costs across the 40-year forecast period and dividing the result by 40.
The figures do not represent expenditure due in the current year or in any particular year. Actual forecast expenditure may vary considerably from year to year depending on when component replacements and compliance checks are scheduled. Use the Stock Condition Costs report for the year-by-year forecast.
Planned and Compliance Maintenance totals include the forecast costs of Property Components, Block Components and their associated Compliance Checks. Block costs represent shared block assets and compliance obligations. They remain assigned to the relevant block and are included once within its Housing Group; they are not allocated or duplicated across the block’s properties or units.
The report provides a high-level comparison of the long-term average Asset Management requirement for each Housing Group and can support long-term budgeting and investment planning.
Note: The report includes Asset Management costs only for active properties and blocks for which Year Built has been recorded. Archived properties and blocks are excluded.
Property and Block Forecast End Dates
The report respects the optional Asset Management Forecast End Date set separately for each property and block. Set or change it in the relevant asset’s Asset Mgmt area and click Save. Leave it blank for the full forecast, or clear it and save to remove a limit. For block instructions, see setting a block forecast end date.
- Component replacements and compliance checks for which only a forecast year is available include the selected end year; later years are excluded.
- Where a recorded inspection provides a compliance due date, only occurrences due on or before the end date are included. A later due date is excluded even within the same calendar year.
Each cutoff applies only to costs recorded against that property or block. A block end date does not change property forecasts, and property end dates do not change block forecasts. Combined results can include assets with different end dates. The report’s overall 40-year period remains unchanged.
Each Housing Group's annualised Planned Maintenance and Compliance Maintenance figures are calculated after its property and block end dates have been applied. The adjusted totals are still divided by 40; they are not divided by the years remaining before each property’s or block’s end date.
Example: If a property's included forecast costs total 8,000 after the cutoff is applied, its contribution to the annualised total is 200 (8,000 ÷ 40), even if the property is expected to be retained for only five more years.
Setting a forecast end date does not archive the property or remove it from the report's property count. The adjusted annualised figures also apply to the report's printed and exported outputs.
Why this can differ from a property's annual average
The individual property's Stock Condition Costs view and export use the number of remaining forecast calendar years, including the current and end years, capped at 40. This report instead uses a common 40-year period to compare Housing Groups.
For the example above, the property's own annual average over five years is 1,600 (8,000 ÷ 5), while its contribution to this report's 40-year annualised total remains 200 (8,000 ÷ 40). This report combines forecast costs and divides by 40; it does not sum property averages calculated over different periods.
The individual block’s Stock Condition Costs view and export also retain the 40-year annual-average calculation when a block forecast end date is set.
