The Upcoming Components and Checks report provides a 40-year forecast of component replacements and compliance checks across your housing stock.
It summarises the quantity and forecast cost of scheduled work without listing individual properties or blocks.
Accessing the report
- Open Management Reports.
- Go to the Asset Management section.
- Select Upcoming Components and Checks.
- Choose a Housing Group, or select All Housing Groups.
- Select Generate.
The report only includes Housing Groups you are authorised to access.
Understanding the forecast
The forecast covers 40 calendar years:
- Year 1 is the current calendar year.
- Year 40 is the current year plus 39.
- The period automatically moves forward each calendar year.
The report uses the component and compliance schedules already configured in Asset Management, including:
- Standard and adjusted component lifecycles
- First replacement year
- Last replaced year
- Compliance service intervals
- Next scheduled check
- Configured forecast costs
Recurring replacements and checks are included each time they become due during the forecast period.
Report sections
Scheduled work is divided into four sections:
- Property Components
- Block Components
- Property Compliance Checks
- Block Compliance Checks
Property and block items are reported separately, even when they have the same description.
The property sections are always shown. If no work is scheduled, an empty-state message is displayed.
Block sections are only shown when they contain qualifying Asset Management data.
Report columns
Each section contains one row for every component or compliance-check type.
The 40-year forecast is divided into eight five-year bands:
- Years 1–5
- Years 6–10
- Years 11–15
- Years 16–20
- Years 21–25
- Years 26–30
- Years 31–35
- Years 36–40
Each band shows:
- Quantity Due — the number of replacements or checks scheduled during the period
- Forecast Cost — the combined forecast cost of that scheduled work
Each row also shows:
- Total Quantity Due — all scheduled occurrences across the complete 40 years
- Total Forecast Cost — the combined cost across the complete 40 years
The table can be scrolled horizontally to view later forecast periods.
Quantities and costs
Each configured component replacement or compliance check normally counts as one occurrence.
For example, if 12 properties have a Kitchen replacement due in the same year:
- Quantity Due is 12
- Forecast Cost is the combined cost of all 12 replacements
Recurring work is counted each time it becomes due. A component due twice during the forecast contributes two occurrences in the appropriate periods.
Block quantities are counted at block level. They are not multiplied by the number of properties or units within the block.
Scheduled items with no configured cost are still included in the quantity figures.
Totals
Every populated section ends with a total row showing:
- Quantity Due for each five-year band
- Forecast Cost for each five-year band
- Total Quantity Due
- Total Forecast Cost
The final Total Upcoming Components and Checks row combines all displayed sections without double-counting scheduled work.
Exporting the report
Select Export to download the report as a CSV file.
The CSV presents all 40 individual calendar years instead of five-year bands. Each year has two columns:
- Quantity Due
- Forecast Cost
The export also includes:
- Calendar-year headings
- Forecast Year numbers from 1 to 40
- Section totals
- The overall report total
The CSV can be opened in spreadsheet applications for further analysis, filtering and charting.
Why might an expected item be missing?
Check that:
- The property or block belongs to the selected Housing Group.
- The asset and component or check are active.
- A valid Year Built is recorded.
- The component or compliance-check type is active.
- Its configured schedule places an occurrence within the 40-year forecast.
- Block Asset Management data has been configured if you expect a block section.
