Over the past few years, we've received an increasing number of requests from housing associations looking for a practical way to plan and forecast future investment in their housing stock. At the same time, the regulatory focus on long-term asset management and planned maintenance continues to grow.
Asset Management is an optional module for Affinity that helps housing associations plan future investment in their properties and blocks.
Designed specifically for Approved Housing Bodies, the Asset Management module helps you build a long-term picture of anticipated maintenance and compliance costs across your housing stock, enabling more informed budgeting and investment planning.
Key Features
The Asset Management module includes:
- Property and Block Components – Record major components at property and block level, including standard replacement costs, life cycles and the year last replaced. Adjust life cycles or set a first replacement year for individual assets to refine your plans.
- Compliance Management – Forecast inspection and servicing costs for properties and blocks, including gas, electrical, fire safety and other cyclical maintenance.
- Asset Management Profiles – Create reusable templates for different property types, allowing new properties to be configured in just a few clicks.
- Stock Condition Costs – Generate projected maintenance and compliance costs for individual properties and blocks over a forty-year period.
- Forecast End Dates – Set an optional Asset Management Forecast End Date separately for each property or block to limit its projected costs across Asset Management reports. Leave it blank for the full forecast. A block's end date does not change the end dates of its properties.
- Management Reports – Review costs across your housing stock or a selected housing group. The 40-Year Cost Forecast brings property and block costs together, with filters for asset type and an individual property or block.
- Upcoming Components and Checks – See the quantities and forecast costs of replacements and compliance checks due in each period, then open the detailed Upcoming Component and Check Schedule. Filter the schedule by housing group, item category, component, check, asset type and year range.
- Detailed Exports – Export detailed forecasts and schedules as CSV files for further analysis and reporting in Excel.
Forecasts use the information recorded for each asset, so keep Year Built, component details and compliance schedules up to date. Properties and blocks without a Year Built are excluded from the forecast and schedule reports.
Where a forecast end date is set, compliance checks with a known due date are included only when due on or before that date. Projections recorded by year include the selected calendar year.
