Within Affinity, a Non-Standard Void is used to identify vacancy periods that fall outside the organisation’s normal day-to-day void management process. These voids are tracked separately so that performance reporting can distinguish between standard operational turnaround delays and vacancies arising from exceptional, strategic, or externally dependent circumstances.
Affinity supports three categories of Non-Standard Void:
- Structural Void
Used where a property is unavailable for letting due to major structural defects, significant refurbishment works, redevelopment plans, or other long-term asset-related issues. - Technical Void
Used where a property is temporarily unavailable due to operational or administrative reasons such as repairs, inspections, certification, or short-term turnaround activities. - Nomination Void
Used where a property is available or substantially available for letting, but delays arise due to the nomination or allocation process, typically involving the relevant local authority.
By categorising voids in this way, Affinity enables organisations to produce more meaningful void performance reporting and better distinguish between operational delays, asset management issues, and external allocation dependencies.
