Use RTB Disputes to record a dispute against a tenant and keep its stages, notes and documents together.
Create a dispute
- Open the tenant record and select RTB → Disputes.
- Select Add Dispute. The tenant must have a tenancy recorded.
- Complete the details below. Fields marked with an asterisk are required.
- Select Add Dispute to save.
Dispute details
- RTB case number: enter the reference supplied by the RTB, if available. You can add it later.
- Property: select the relevant tenancy. The current tenancy is selected by default when available.
- Initiated by: choose AHB, Tenant or Third Party. AHB is selected initially.
- Third Party: when selected, enter a name or identifying description, up to 100 characters.
- Case owner: the person responsible for the dispute. This defaults to the logged-in user and can be changed.
- Date logged: defaults to today; change it if necessary.
- Category: select Rent or Housing. Neither is selected automatically.
- Dispute types: select at least one. You can select more than one type.
- Summary: optionally describe the dispute.
A new dispute is automatically Open. Outcome and Closed date are completed later when closing it.
Identifiers
Affinity assigns an identifier such as RTB/D/2026/00002. This is separate from the external RTB case number.
Update a dispute
Open the dispute by selecting its identifier in the list, then select Options → Edit. Make your changes and save.
If you change Initiated by from Third Party to AHB or Tenant, the Third Party text is cleared when saved.
Available actions depend on your user permissions. Contact your administrator if an action is unavailable.
