Block Services Check Types define the different categories of service, safety and compliance inspections that can be recorded against housing blocks, for example fire alarm servicing, lift maintenance and water quality certification.
To access Block Services Check Types, select Admin → Settings from the main menu, then click Block Services Check Types within the General Settings section.
Managing Block Services Check Types
Affinity is supplied with a default library of commonly used Block Services Check Types. These can be freely customised to meet your organisation’s requirements.
You may:
- Add new Block Services Check Types.
- Rename existing Block Services Check Types.
- Update their settings.
- Delete Block Services Check Types that are no longer required.
This allows each organisation to maintain a library of service and compliance checks appropriate to its housing blocks, shared facilities and regulatory requirements.
Default examples include:
- Fire Alarm and Emergency Lighting
- Fire Extinguisher/Hose Reels
- Fall Prevention Certificate
- Water Quality Certification
- Lift Maintenance Servicing
Creating or Updating a Block Services Check Type
When creating or updating a Block Services Check Type, the following information is available:

| Block Services Check Type | The name of the service or compliance check, for example Fire Alarm and Emergency Lighting or Lift Maintenance Servicing. |
| Standard Cost | The typical cost of carrying out the service or compliance check. This value is used by the Asset Management module when forecasting future compliance expenditure. |
| Service Interval (Years) | The recommended interval, in years, between successive inspections or services. This value is used by the Asset Management module when calculating future compliance schedules and Stock Condition Costs. |
| Default Expiration (Months) | The default validity period for the service or inspection. When recording a Block Service Check of this type, Affinity uses this value to calculate its expiration date. |
Asset Management
If the optional Asset Management module is enabled, Block Services Check Types form the basis of the Compliance Checks that can be assigned to individual blocks.
The Standard Cost and Service Interval values are used when forecasting future Block compliance expenditure and are included within the Stock Condition Costs reports.
Block Compliance Checks are selected independently for each block. Where required, the automatically calculated schedule can be adjusted by entering an Override Next Check Due (Year) against the Compliance Check.
Note: Block Services Check Types are managed from this area and are not duplicated within the Asset Management settings. This is consistent with property Compliance Checks, whose types are managed through Safety Check Types.
Good Practice
It is recommended that the Standard Cost, Service Interval and Default Expiration values are reviewed periodically to ensure they continue to reflect your organisation’s maintenance contracts and statutory inspection requirements.
Where different systems or equipment require different servicing frequencies or costs, consider creating separate Block Services Check Types rather than combining them into a single entry. For example, separate types could be maintained for:
- Passenger Lift Maintenance
- Fire Alarm Servicing
- Emergency Lighting Inspection
- Fall-Arrest System Certification
- Water Quality Testing
This provides more accurate forecasting and greater flexibility when assigning Compliance Checks to individual blocks.
