All Work Orders must be allocated to a category. Affinity allows the definition of custom categories in addition to the following:
Response - These work orders generally originate from the tenant making contact to report an issue with their property.
Voids - Maintenance tasks performed between tenancies when a property is vacant.
Planned - Such work orders include substantial works such as kitchen and bathroom replacements, boiler renewals, and upgrades to systems like door entry or electrical systems. They often form part of a long-term strategy to protect investments in properties.
Cyclical - These refer to routine, repetitive maintenance tasks performed on a regular schedule, such as gas servicing, external painting, or gutter cleaning. The form part of a proactive approach to prevent deterioration and keep assets in good condition.
New Acquisition - Such maintenance issues relate to recently acquired (but not new) properties that require maintenance before they can be tenanted.
Defect - These relate to new properties which have a defects period during which the building contractor is responsible for certain maintenance issues.
Stock Condition Survey - These maintenance requests are in response to a visual inspection of a property's condition, focusing on the age and condition of key elements such as roofs, windows, doors, kitchens and bathrooms.
Retrofit - retrofit refers to the process of upgrading or modifying an existing building with new technology, materials, or features to improve its performance, efficiency, or functionality. This often involves enhancing energy efficiency, reducing environmental impact, or adapting a building to new uses.
