Affinity provides mechanisms to calculate rental values using various algorithms and council rent policies. A full list of these is provided below.
A new rent assessment can be completed by first identifying the relevant tenant and selecting the Rent Assessments tab. A list of previously completed rent assessments will be listed here. The rent assessment process can be initiated by clicking on the Add Assessment button.
Three items of information will initially be required:
- Assessment Date - The date on which the rent assessment was performed. Generally this will be the current date.
- Effective Date - The date on which the rent value calculated from the rent assessment process will be applicable from.
- Rent Policy - The rent policy rules or algorithm that should be used to calculate the rent value.
Upon selection of the appropriate rent policy details of assessable income sources should be supplied (top right of screen). For each source of income the following details are required:
- Source - This is simply a label or description for the income, e.g. 'Employment' or 'Benefit Payment.'
- Income - The weekly income received from the specified source.
You should initially specify income sources for the principal earner. When this is complete click on the '[ add new subsidiary earner ]' link to add details of the first subsidiary earner. Income sources for multiple subsidiary earners can be specified.
Each rent policy will have specific, additional information that must be provided in order to perform the rent calculation. These may include the number of dependents or the number of non-earning adults. When this information has been supplied click on the '[ Calc ]' link to view the rent payable.
If additional charges are applicable in addition to the rent, such as management fees or insurance premiums, then these may also be specified.
If an active tenancy exists for the tenant then you may tick the 'Add Rent Record?' checkbox to update the tenancy with the output of the rent assessment. (If selected the new rent will be applicable from the Effective Date specified previously.)
To store the rent assessment and new rent value click on the 'Add Rent Assessment' button.
View rent assessment details
Previously completed rent assessments are listed in the Rent Assessments tab of the Tenant view. Details of a rent assessment can be view by clicking on the magnifying glass icon. The resulting screen will provide the option of generating a printable version of the rent assessment that can be provided to the tenant.
Deleting rent assessments
In order to delete details of a previously completed rent assessment you'll first need to enable deletions within theAffinity application. This can be achieved via the Admin -> Settings menu option. Once enabled rent assessments can be deleted by clicking on the 'X' icon alongside the assessment within the Rent Assessments tab of the Tenant view.
