Block Compliance Checks identify the statutory inspections and servicing requirements that apply to an individual housing block. Examples include fire alarm servicing, lift maintenance and water quality certification.
They are used by the Asset Management module to forecast future compliance expenditure and are included within Stock Condition reports.
To access Block Compliance Checks, open the required Housing Group and select the Blocks tab. Select the required Block, click Asset Management and then select Compliance Checks.
Before You Begin
Important: Before Compliance Checks can be configured, the Block’s Year Built must be recorded.
The Year Built is used as the starting point when forecasting future inspections and services based on the Service Interval defined for each Block Services Check Type.
If the Year Built has not been entered, the Block’s Asset Management area displays a warning and its Compliance Checks cannot be configured or forecast.
To add a missing Year Built, open the Block’s Options menu and select Edit Block.
Updating Compliance Checks
When a Block has not yet been configured, the Compliance Checks page displays an empty state. Click the Update link to begin selecting the Compliance Checks that apply to the Block.
Once Compliance Checks have been configured, click the Update button to modify the existing selection.
Unlike Property Asset Management, Asset Management Profiles are not applied to Blocks. Compliance Checks are selected and configured directly for each Block.
Configuring Compliance Checks
The Compliance Checks page displays all available Block Services Check Types.
For each item, the following information is available:

| Present | Indicates whether the Compliance Check applies to the Block. Only items marked as present are included in Stock Condition calculations. |
| Standard Cost | The typical cost of carrying out the service or inspection, as defined for the Block Services Check Type. |
| Frequency (Years) | The interval between successive services or inspections, as defined by the Service Interval for the Block Services Check Type. |
| Override Next Check Due (Year) | An optional year in which the next service or inspection is expected to take place. This overrides the schedule calculated from the Block’s Year Built. |
Select the Compliance Checks that apply to the Block and enter an override year where required. Click Save Compliance Checks to save the changes.
Forecasting Compliance Costs
For each selected Compliance Check, Affinity calculates the Next Scheduled Check year using:
- The Override Next Check Due (Year), if specified.
- If no override has been entered, the Block’s Year Built together with the Service Interval.
Where the calculated year is in the past, Affinity advances it by the Service Interval until it reaches the next current or future year.
The forecast cost is based on the Standard Cost defined for the Block Services Check Type. Future costs are repeated according to the applicable Service Interval throughout the forecast period.
The resulting forecasts are included within:
- The Block’s Stock Condition Costs.
- The Stock Condition Costs management report.
- The Annual Stock Condition Costs by Housing Group report.
Block Services and Asset Management
Block Compliance Checks use the same types maintained under Admin → Settings → Block Services Check Types. The Standard Cost and Service Interval recorded there form the basis of Asset Management forecasting.
The Compliance Checks selected within Asset Management are used for financial forecasting. Operational inspections and service records continue to be maintained separately within the Housing Group’s Block Services area.
Good Practice
Maintaining an accurate set of Compliance Checks ensures that future compliance expenditure is forecast as accurately as possible.
Use Override Next Check Due (Year) where the next inspection or service has already been scheduled for a known year. Standard Costs and Service Intervals should also be reviewed periodically within Block Services Check Types to ensure they continue to reflect current contracts and statutory requirements.
